Six service lines. One call handles all of them.
Book any of these on its own, or bundle a few into one visit while I’m already there. Every job is quoted flat and in writing before it starts, and the months shown are when each one usually makes sense.
Grounds & Lawn Care
The recurring work that keeps a property from getting away from you. You get the same day each week, and it gets done the same way every time.

Mowing, weekly or bi-weeklyApr – Oct
Mow, string-trim, hard edge along walks and drives, then blow every hard surface clean before I leave.
Hedge & shrub trimmingSpring & fall
Shaped to a clean line and kept off siding, windows and walkways. Clippings leave with me.
Bed maintenance & mulchSpring & fall
Weeds pulled, dead growth cut back, a hand-cut edge and fresh mulch spread even.
Weed control in beds & hardscapeSeason-long
Driveway cracks, fence lines and patio joints kept clear so the place reads as cared for.
Overgrown lot reclaimAny time
For the yard that got away. Knocked down, cut back to a mowable height and brought back onto a schedule.
- Mow, trim and hard edge on every visit
- Hard surfaces blown clean before I leave
- Gates latched and clippings off the walks
Missouri fescue does best cut tall. I mow at 3–3.5 inches through summer so it holds up in the heat instead of scorching.
Seasonal Cleanups
A couple of visits a year decide how the lawn and the gutters handle the next season. Around here, fall is the one that counts.

Fall leaf cleanup & haulingOct – Dec
Lawn, beds and fence lines cleared, hard surfaces blown off and every load hauled away. Nothing gets left piled at the curb.
Multi-visit fall plansOct – Dec
Two or three scheduled passes through leaf drop so wet leaves never sit long enough to smother the turf.
Spring cleanup & first cutMar – Apr
Winter debris and old growth cleared, beds reset and the first mow of the year done right.
Winter prepNov – Dec
Final low mow, beds cut back, gutters cleared and hoses and spigots squared away before the first hard freeze.
Snow & ice removalDec – Feb
Driveways, walks and steps cleared and treated. Plan customers are first on the list when it hits.
- Lawn, beds and fence lines cleared
- Every load hauled off, nothing left at the curb
- Gutters checked while I’m there
Wet leaves left more than two weeks will smother fescue. A two- or three-visit fall plan keeps up with the drop instead of chasing it.
Exterior Cleaning
Flat surfaces get a surface cleaner instead of a wand, so you get an even finish rather than stripes. Siding and painted wood get low pressure and the right soap.

Driveways, walks & patiosMar – Nov
Algae, tire marks, leaf stain and years of grime lifted in one even pass.
House soft washMar – Nov
Vinyl, painted siding and trim cleaned at low pressure, so nothing gets forced behind the laps.
Decks, fences & porchesMar – Nov
Cleaned at wood-safe pressure and left ready to seal or stain if you want that done too.
Gutter cleaning & downspout flushSpring & fall
Gutters cleared by hand, downspouts flushed and tested, debris bagged and gone. Before-and-after photos included.
Exterior window washingSpring & fall
First-floor and safely reachable second-story glass, frames and sills.
Restaurant & storefront flatworkYear-round
Patios, sidewalks, entryways and drive-thru lanes cleaned of grease, gum and grime. Scheduled around your operating hours.
- Surface cleaner on flatwork, so no stripes
- Low pressure and proper soap on siding
- Plants rinsed before and after
High pressure on vinyl siding forces water behind the laps. Soft washing cleans it and keeps it dry behind.
Exterior Repairs & Upkeep
Every property has a short list of outside jobs that are too small for a contractor and too annoying to keep putting off. That list is what this line is for.

Fence & gate repairAny time
Loose pickets, sagging gates, a leaning post, broken rails. Fixed so it closes and latches the way it should.
Painting & stainingApr – Oct
Porch floors, railings, trim, fences and decks. Prepped properly, so it lasts more than a season.
Commercial painting & touch-upApr – Oct
Dumpster enclosures, steel gates, service doors, storefront doors, benches and rails. Scraped, primed and finished so they hold up.
Parking lot re-stripingApr – Oct
Faded parking spaces, curbs, fire lanes and accessible spaces repainted with high-visibility paint.
Small carpentryAny time
Deck boards, stair treads, handrails, trim boards and lattice replaced or re-secured.
Gutter & downspout fixesAny time
Reattaching sagging runs, resealing leaking seams and adding extensions so water moves away from the foundation.
Odds & endsAny time
Mailbox posts, house numbers, loose hardware, caulking and weatherstripping. If it needs a licensed electrician, plumber or roofer, I’ll tell you so straight.
- Materials quoted up front, no surprise runs
- Old boards and hardware hauled off
- Photos of the fix when it’s done
If a repair needs a licensed electrician, plumber or roofer, I’ll say so and point you to someone good instead of guessing at it.
Storm & Debris
When wind, ice or a hard rain leaves a mess, you want somebody who has run that kind of day before. I spent a career doing exactly that.

Storm debris removalAfter any storm
Downed limbs, blown debris and yard wreckage cleared, loaded and hauled away.
Limb & small tree workAny time
Low limbs, dead branches and small trees I can safely handle from the ground. Big removals get referred to a tree crew.
Brush & fence-line clearingAny time
Overgrown fence lines, ditches and property edges cut back and cleaned up.
Drainage & erosion cleanupSpring & fall
Washed-out mulch and gravel reset, clogged swales and culvert ends cleared.
Yard waste & junk haulingAny time
Brush piles, old landscaping, fencing and outdoor clutter loaded and taken off-site.
- Cut, loaded and hauled, not stacked
- Yard raked and walks blown clear
- Damage photographed for your records
For insurance claims, I photograph the damage before anything gets moved. Big trees on structures go to a licensed tree crew first.
Property Care & Turns
For landlords, property managers, out-of-town owners and families on orders. You get one company responsible for the outside of the property, and photos to prove it.

Rental turnsBetween tenants
The whole exterior reset between tenants: lawn, beds, debris, a wash and a punch list of small fixes, on one invoice.
PCS move-out & move-inOn your timeline
Getting a Fort Leonard Wood area house ready for inspection, for sale or for the next family, even if you’ve already left.
Vacant & absentee property checksWeekly or monthly
An exterior walk-around with a dated photo report: storm damage, break-in signs, overgrowth, gutters and anything that needs attention.
Listing prepBefore photos
Fresh mow, clean edges, washed flatwork, mulch and trimmed hedges so the listing photos do their job.
Recurring care plansYear-round
One schedule for grounds, seasonal and exterior work, quoted once and billed the same way every month.
- One contact for every property
- Dated photo report on each visit
- One invoice per address
On PCS orders? I can handle the exterior after you’ve left and send photos you can forward to the landlord or your agent.
Not sure which of these you need?
Describe the property and what’s bothering you about it. I’ll sort out the right mix and send back a written scope.
