PCS move-out & move-in
Orders don’t wait for the yard. I’ll get a Fort Leonard Wood area house ready for inspection, for sale or for the next family, on your timeline and even if you’ve already left. You’ll get photos of the finished work either way.

Rental turns
The outside of a rental shouldn’t hold up the next lease. One visit resets the exterior, and one invoice covers it all, so you aren’t chasing three vendors between tenants.

Listing prep
Curb appeal is the first photo in every listing. A week or so before photos, the exterior gets the full treatment so the house shows the way it should.

How is a plan priced?
Per property, after I’ve looked at it. Lot size, terrain, how many beds and gutters there are, and how often you want visits all factor in. You get a written scope with a flat monthly figure before you commit to anything.
Do I have to be home?
No. Most of my plan and turn customers are never there when the work gets done. That’s what the photos are for.
Can I start mid-season?
Yes. The plan starts wherever the calendar is, and the seasonal visits you’ve already missed just aren’t included.
What if you find something that needs fixing?
You’ll get a photo and a price, and nothing happens until you say so. Anything that needs a licensed trade gets referred out, and I’ll tell you that up front.
Do you work with property managers?
Yes. One invoice per property, photo reports you can forward to owners, and one contact for every address you manage with me.
